How I work

How I work

A clear process, handled remotely wherever the law allows, with local professionals involved only when a property requires it.

The process

Every matter is different. A typical purchase follows the stages below; sales, wills and inheritances follow their own sequence, described on each service page.

  1. Free consultation. A call or video meeting of about 30 minutes to understand your situation and explain what is involved. If you decide to go ahead, the scope of the work and my fee are agreed in writing before I begin.
  2. Checks on the property. I review ownership, charges, planning status and debts before you commit. See legal due diligence.
  3. Reservation and contract. I review or prepare the reservation and the private contract, which usually include a deposit.
  4. Deed before the notary. The deed is signed at the notary. If you cannot attend, I prepare a power of attorney so that a representative can sign for you.
  5. Payment, taxes and registration. I check the payment details, make sure the taxes are paid and follow the registration of the title in your name.
  6. After completion. I remain available for what comes next: the transfer of utility contracts, your yearly non-resident tax return or a Spanish will.

Working remotely

You do not need to travel to Spain to start. Most of the work happens by phone, video call and email, in English or Spanish. Three things make this possible:

  • Power of attorney. A notarial document by which you authorise a representative to act for you, for example to sign a deed. It can be limited to specific acts and to a period of time. If you sign it abroad, it normally has to be legalised and, if it is not in Spanish, translated. I prepare it and explain its scope before you sign.
  • Remote signing. Where the law and the notary allow it, some documents can be signed without travelling. Others, such as a will, must be signed in person. I tell you in advance which is which.
  • Payment verification. Before any money is sent, I check that the amounts match the contract, that the payment goes through the banking system and that the bank details are correct. I recommend that you never act on bank details received only by email, and that you confirm them with me by phone first.

Local professionals

Where a particular property requires it, I coordinate a local professional on your behalf, such as a surveyor, an architect or a sworn translator. Otherwise I handle the legal work myself.

Fees and communication

The scope of the work and my fee are agreed in writing before I begin. Notary, Land Registry and tax payments are third-party costs and are paid separately. You can reach me by email, phone, WhatsApp or video call. You can read more about me.

Frequently asked questions

Do I need to come to Spain at any point?

Not always. It depends on the transaction. With a power of attorney, a representative can sign a deed for you, but a will must be signed in person.

Will I understand what I am signing?

Yes. I explain each document to you in English before you sign anything.

What if the checks reveal a problem?

I explain it to you in writing and advise you on the options: negotiating, requiring the seller to resolve it before the deed, or not proceeding.
